Location:

  • At the edge of Stratton Village, near west end of Flagstaff Lake and the Bigelow Mountain Range
  • 23 miles from Kingfield, 25 miles from Rangeley.
  • On a quiet, dead end, residential street.

In the Neighborhood:

  • Sugarloaf Ski Area, 7 miles south by road.
  • Flagstaff Lake public boat launch and beach, 2 blocks away. The lake is enormous, with mostly protected shores, offering free camping and miles of great boating, especially good for sea kayaks, canoes and other small, human-powered crafts.
  • Hiking trail from back yard leads to the Bigelow Preserve and the Cranberry Peak trailhead in 1/2 mile, which connects to the 2100 mile Appalachian Trail within another 3 miles.
  • Trails from yard tie directly into the local and ITS snowmobile trail system for nearly unlimited winter cross-country skiing and snowmobiling, and summer mountain biking.
  • Canadian border 27 miles north by road.
  • Close to town park, with basketball, tennis courts and picnic facilities.
  • Post office, library, town offices, and stores all within walking distance.
  • 1 block from a K-8 school with playgrounds and ball fields.
  • Surrounded on three sides by mature White and Norway Pines and White Birches, but with good southern exposure for the gardens, greenhouse and solar systems.

The Property:

  • 1.9 acres, sunny open yard with bordering trees
  • Paved driveway with plenty of parking and turnaround space
  • Large, fenced vegetable and herb garden
  • Mature apple tree, plus many apple, cherry, hawthorn, hazelnut, cranberry, black walnut, chestnut, butternut, and northern pecan tree seedlings
  • One unique house
  • Large, 2 bay detached workshop/garage with wood stove and one remote overhead door opener

The House:

  • Size - 1.5 story, approximately 1220 sf including 12' x 10' attached heated greenhouse, plus an enclosed north porch, a full unfinished basement and an attached 250 sf wood shed.
  • Bedrooms - 3 open concept bedrooms (best for a couple, families with small children, or skiers with guests), featuring one full size bed, two singles, and two full size couch/futon beds, currently able to accommodate a maximum of 8 people. There is room upstairs for one more double bed.
  • Bathrooms - 1 full, with washer and dryer.
  • Heating and Hot Water Systems - Oil fired boiler with three-zone radiant floor heating system, plus hydronic baseboard for second stage heat, plus a wood fired cook stove connected to the domestic hot water system, passive solar attached greenhouse. Active solar hot water panels to be installed this spring. Oil usage last year - 250 gallons without solar panels and no usage of wood stove on weekends by renters. The oil fired boiler features a heat exchanger that provides unlimited domestic hot water. We've found that normal usage of the wood cookstove during winter, fall and spring provides plenty of hot water, but it's nice to have the oil boiler for backup if needed.
  • Ccoking - Efficient, spark ignition propane stove/oven and wood-fired cook stove.
  • Basement root Cellar planned for this summer for garden crop storage.
  • Laundry - full size washer, propane fired dryer, indoor and outdoor clotheslines
  • Renovations - Entire house has undergone a ground-up renovation in the last 22 months, including new electrical service, all new electrical wiring, new isulation (walls - R19, roof-R50), new and/or refinished flooring, new interior walls and ceilings, new exterior housewrap and siding, refinished metal roofing, foundation insulation and drainage, and heating system upgrades. Every effort has been made to use non-toxic finishes and materials, and to encourage energy efficiency.

    • Newly constructed attached solar greenhouse with hydronic radiant tube heated beds.
    • Refinished pine and oak floors, new wide-pine floor in wing, new 2" x 6" pine second floor.
    • Natural slate tile stove pad.
    • Wide stone tile bathroom floor.

    • Flourescent and compact flourescent lighting throughout. Wired with an eye towards possible future conversion to solar electric system.
